These Terms and Conditions (‘terms’) apply to all bookings for The Floating Forest.
By making a booking with us you acknowledge that you have read and abide by these terms. These terms may be updated at any time and will be posted on our website.
Please take the time to read and review these terms before making your booking.
Outdoor fires
The Floating Forest is in a bushfire prone zone, therefore no outdoor fires are permitted at any time. We reserve the right to charge you a fee of up to $1,000 in the event of finding any evidence of outdoor fire on the property.
Bookings
When making a booking, please ensure that all the details you provide are correct. It is your responsibility to notify The Floating Forest if any of your details have changed.
We reserve the right to refuse a booking and refund any payments made at our discretion.
Occupancy and bedding
Please ensure you book for the correct number of guests staying as fees are determined based on the number of people occupying the chalet.
The two bedroom multi-level Jarrah chalet can easily accommodate up to four people. All other chalets have one bed and are designed for up to two people.
All chalets can accommodate an extra person by squeezing in our rollaway bed or one of our Glamswags.
Booked guest occupancy must not be exceeded, and if they are then additional charges will apply.
Pets
Our chalets in Denmark are not dog friendly. The Floating Forest is a sanctuary for native animals that will get scared if unknown animals are on site. We have been known to make exceptions for well-behaved non-shedding dogs. Let us know if your friendly pooch meets this criteria.
No cats or other pets are allowed at The Floating Forest.
Additional cleaning charges will apply should we discover a pet has been in a chalet without our permission.
Children
The two bedroom multi-level Jarrah chalet can accommodate a small family of up to four people. All other chalets have one bed and are designed for up to two people. All chalets can accommodate an extra person by squeezing in our rollaway bed or one of our Glamswags.
Children must be accompanied by an adult at all times in the property and on the grounds. Please be extra careful when your children are around the fireplaces, stairs, baths and the small pond we have on the property.
The Floating Forest accepts no liability for the actions of children whilst on the property.
A portacot (with linen) and high chair are available on request.
Each chalet has delicate and unique art and artefacts which we have collected from our worldly travels. The Floating Forest reserves the right to charge guests for the following, but not restricted to, all damages and breakages inside the chalet and on the property or any missing items. An amount equal to the repair or replacement cost for the damaged/missing items will be automatically charged to the credit card provided for the booking following at least one attempt to contact the credit card holder.
Payment
We don’t require a deposit at the time of booking provided your booking is more than 14 days from time of booking. Full payment is required 14 days before the start of your stay or at the time of booking if the start of your stay within 14 days.
Payment is made using the credit card details you provided at time of booking. Please notify us if you credit card details have changed. Payment can also be made direct online banking transfer, please contact us via telephone if this is your preferred method of payment.
The Floating Forest reserves the right to release dates if payment terms are not met.
Rescheduling your booking
We understand that even the best plans can change. We allow you to change your booking, provided you give us at least 14 days’ notice. Please call or email us, and we’ll do our best to accommodate your changes. No refunds will be given for any early departures.
We are a small family operated business so please be mindful that cancellations impact our business. We are grateful if you can postpone your booking rather than cancelling where possible. And we would be very grateful for as much notice as possible for the rescheduling of group bookings (ie a booking for all of the chalets at once).
Cancellation policy
You can cancel your booking, provided you give us at least 14 days’ notice. We reserve the right to agree alternative cancellation arrangements with you in relation to group bookings (ie a booking for all of the chalets at once).
Please call us or send us an email with your cancellation request.
If you cancel within 14 days from the start of your stay, the booking will be non-refundable and 100% of the fees will be forfeited. If we are able to re-book the accommodation for the same time period, the amount of the accommodation fees you paid to us will be refunded to you (to the credit card that original payment was taken from) minus any external booking fees we incur.
We recommend travel insurance to cover you in the case of an emergency, sickness or other mishap.
Check-in
Check-in time is 2 pm.
We don’t have a reception desk. We will text you when your Denmark accommodation is ready—our goal is to have it prepared by 2 pm. Once you receive your welcome text, you can enter your chalet at your convenience. Our internal roads are made of well-maintained gravel suitable for all vehicle types. Please drive slowly and keep an eye out for our resident kangaroos on the roads.
Even though you won’t meet us at check-in, we’re always available if you need assistance.
Check-out
Check-out is 10 am.
We appreciate your cooperation with our check-out time, as it allows us to clean and prepare the chalets for incoming guests. We take pride in maintaining the high cleanliness standards of our chalets and value this turnover time.
Access & parking
The Floating Forest is set on about 25 acres, and about 5 acres are cleared, so there are plenty of options to park your boat or trailer on-site.
Smoking
Smoking is not permitted at any time inside our chalets. When smoking outside, please be mindful that The Floating Forest is in a bushfire zone. Guests who do not respect this serious rule will be asked to leave the property.
In the event that guests smoke inside the chalet or near the chalet and residue smell is unable to be removed with general cleaning, an additional fee of up to $300 for specialised cleaning will be charged to the credit card you provided to pay for your booking.
Behaviour and noise policy
Whilst each of our chalets has its own unique location, all the chalets are located within the same precinct. Please respect your fellow guests and keep noise to a minimum. Unreasonable noise will not be tolerated after 9 pm. Guests that do not respect this policy will be asked to leave the property at any time of day or night and no refunds will be applicable.
Visitors, parties and functions
Guests’ visitors are not permitted onto the property without prior approval from us. Please be respectful of this rule and to our other guests who are staying at The Floating Forest. The Floating Forest does not allow for parties or events without our prior approval.
We’ve hosted several beautiful small weddings and have even had marquees installed for such occasions. We’re happy to work with your wedding planner on which parts of your special day can be held on our grounds. Please note, we do not provide wedding planning services.
Additional charges
Guests must take care to look after the chalet, furnishings and surroundings. Any faults, damages or breakages must be reported to us. On departure the property must be left in a clean and tidy state.
The Floating Forest reserves the right to charge guests for the following, but not restricted to, all damages and breakages inside the chalet and on the property, lost keys, missing items, and extra cleaning. An amount equal to the repair or replacement cost for the damaged goods will be automatically charged to the credit card you provided to pay for the booking following at least one attempt to contact you.
If any items are missing from The Floating Forest after your departure, the cost of replacement will be automatically charged to the credit card you provided to pay for the booking following at least one attempt to contact you.
You must not alter, move or rearrange any furniture, fixtures or fittings inside or outside.
Liability and forest life
The Floating Forest is 25 acres of beautiful grounds amongst old growth forest. You will have access to the acreage but please take care when exploring. Kangaroos and other wildlife often visit the property, please keep a safe distance from them and do not feed them.
In the chalets our unique Forest Furry Friends (native bush mice) can sometimes sneak inside, especially in our Jarrah and Wandoo chalets. They are a common feature in the Great Southern Region, but not everyone loves them. If you see one don’t be alarmed, they are harmless. Give us a call or drop us a text and we will come and take it out for you. To help stop them getting inside please try and leave the doors closed and don’t leave food lying around in the chalets.
The Floating Forest is not liable for any loss or damage to all guests personal property during their stay at The Floating Forest. You, your children and your guests acknowledge that there are risks associated with attending the property. You, on behalf of yourself, your children, your guests, personal representatives and any other heirs, irrevocably agree to release, waive, discharge, hold harmless, defend, and indemnify The Floating Forest and all its staff from any and all claims, actions or losses as a result of bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of participation in all activities while at the property.
We have great connectivity with power and WiFi but outages do happen from time to time. No refunds can be made because of a Western Power or WiFi outage occurring during your stay and we apologise if there are any inconveniences. Please do let us know if you are having WiFi connectivity issues during your stay and we will assist in whatever way we can. The Floating Forest has good Telstra 5G coverage throughout the property.

If we discover any items you have left behind, we will do our very best to contact you and arrange for your property to be reunited with you.
Commercial policy
Commercial offerings can be arranged and additional fees may apply. Commercial photoshoots and filming at The Floating Forest are prohibited unless prior written approval has been arranged. Call or email us to discuss your requirements.
Force majeure
Any event or circumstance which is in the nature of force majeure including but not limited to fire, flood, storm, accidents, pandemic, plague, earthquake, riots, explosions, hostilities, labour disputes and industrial actions which prevent a party from complying with its obligations under this agreement and which that party did not cause and cannot control of influence
